​Carla Jacobi Architects was established in Auckland in 2001. We are a small team of architects and draughtspeople, who work together to deliver beautiful New Zealand architecture. We work with the latest design software to help you visualize your project. A uniquely New Zealand flavour is incorporated in each of our designs, with consideration of site, situation, climate and opportunity...

Our past and present projects include residential alterations and additions, residential new builds, commercial alterations and additions, childcare centres, heritage buildings, educational facilities and schools.

The process

Brief...

Meet to discuss and create your project brief.  

When you have decided what you are trying to achieve, call us to meet and discuss your vision.  We will assist you in defining your design goal; turning a creative idea into a practical solution.

Consideration will be given to time, quality and cost.

Design...

Once the brief is established…
  • Pre-design: Establish site information; site measure.  Engage with consultants and talk with Council.
  • Concept design: Bringing your project to life.  Offering solutions to the brief.  A floor plan, elevations, perspectives and computer models can all be provided.
  • Developed design: Once a concept has been agreed, we will refine details to shape the final design of your building.  A quantity surveyor can be engaged to give a full and specific understanding of the costs.  
  • Resource Consents and planning approval will be investigated and obtained if required.
  • Detailed design; Building Consent plans and specification: Your architect is trained in understanding the consent process and requirements.

Construct...

The plans have been completed and approved, all of the details have been agreed and you are ready to proceed with construction.  
  • Tendering: Using the approved plans and documents, we invite a number of building contractors to competitively tender for the project.  With the assistance of the architect, the tenders are reviewed and the most suitable contractor is selected.  

Contracts: There are different types of contracts and we can advise you which one is most suitable.
  • Building: Once a contract is signed, a construction program will be prepared for the project and work will begin.  It is important that the project is completed in accordance with the plans and to the specified quality.  The architect’s role is twofold: observing the construction and administering the contract.
  • Completion: When the building is satisfactorily completed the client takes possession.  Your architect can assess the construction and provide a detailed list of minor defects to be completed.  All trade warranties will be collected from the main contractor and a Code Compliance Certificate will be obtained.  Your architect will also administer final payments to the contractor.
  • You may use all or any parts of the above to assist you with construction. i.e. you may have a builder you prefer and are comfortable with and you may only require assistance with choosing a contract.
